PARKING: parking is along the street and there is usually 1-2 spaces available in front of the home. If not, or if you have more vehicles, there are spots on the other side of the street.
CLIMATE CONTROL: central heat & air in the main house, ductless heating/cooling unit with remote in the basement apartment
***You must be over 25 years old to rent this home.
1. NO SMOKING OR VAPING. You must be at least 25 feet away from the home and please dispose of all trash. We will impose an additional charge if our cleaning staff smells smoke after your stay.
2. NO EVENTS, GATHERINGS, OR PARTIES. No outside guests are allowed on the property without the permission of the hosts. We reserve this space for our confirmed, overnight guests.
3. NO PETS ALLOWED. In order to maintain the property, we are firm. If our cleaning staff finds evidence of a pet, we will charge a $250 fine.
4. QUIET HOURS OUTSIDE ARE STRICTLY ENFORCED. We want to be good neighbors to the elderly couple next door. Any noise outdoors needs to be kept to a minimum after 9pm.
5. Please FOLLOW CHECKOUT INSTRUCTIONS in the Guest Manual before departing.
6. SHOES OFF the rugs and furniture so that we may keep the house in top shape.

Popular day trips include hiking along the Blue Ridge Parkway, Appomattox Court House, Natural Bridge, Virginia Safari Park, Thomas Jefferson's Poplar Forest, visiting Smith Mountain Lake and Liberty University's Snowflex Center (year-round skiing & tubing).
GUESTS WILL HAVE USE OF THE ENTIRE HOME. During the warmer seasons, you may on occasion see the yard getting mowed.

This "vintage" brick beauty, built in 1932, has lots of charm and is set in the "Rivermont Historic District" surrounded by plenty of stately neighbors. We must be strict about outside noise levels between 9pm-8am to ensure we are good neighbors to those around us.Guest interaction
It's an honor to have a home located "on the Ave," but please note "the Ave" is a fairly busy street and parking is along the street. For children, the backyard of the Gem is fenced and Lynchburg's best park & splash park are just across the street!

Our multi-cultural neighborhood is active, and you'll often see a few joggers/dog walkers on the sidewalk any given day! There is a beautiful park across the street with a large play ground, picturesque trails, and a sprayground during the warm season. Entrance to Blackwater Creek Trail is also within walking distance of our home. A short drive will get you to the downtown area which boasts even more great eateries, retail boutiques, coffee shops, and an eclectic Community Market.Getting around
Parking is on the street. There's usually enough room for 2 cars in front of the home, but more vehicles may park anywhere along the sides of the street.
Many locals bike or use public transportation (bus stop steps away from the home).
